Whether you are selling your home to upgrade, downsize, move off the island, or you are forced to, it is always good to know what is going on in the market. Reading the papers and listening to the news is always a great place to start but always keep in mind that they are businesses selling advertising and thus need to sensationalize things to get the ratings or to get people to buy their paper. Realtors are a great source of information because they are living and breathing the market. However, remember depending on the agent, one agent will always have different perspectives than other agents. What we are trying to say is keep an open mind as to where you are getting your information and the motivation behind it. When homes and property are priced right they will sell. Maybe we don't have the multiple offers that exceed the sales price occurring as often as they used to but believe it or not if the property is located in the right neighborhood, priced right, and shows well... multiple offers will be made and often above the listed sales price. Depending on your situation and why you are selling will also determine how flexible you are as a seller. Some buyers believe it is a buyers market and in some areas it appears to be heading that way. However, this is not the case for all properties. The best way to find out about where your property stands in this market is to speak to us about why you are selling, be honest about the condition of your home, allow us to view your property, the more we know about your situation the better we can guide you in regards to the process. Lastly, we hate to offend home owners because this is their castle that they come home to. However, if we are going to guide you in your decision of selling we need to be honest with you about the estimated value range of your home. We do this by researching what has sold within the last six months that is comparable to your home and we also look at what is currently on the market. The reason we look at the current homes on the market that have not yet sold is because if we need to sell fast and we are the most expensive home it is highly likely that we won't. However, if we are the lowest or second to the lowest our chances of selling sooner than later is much higher.
